New GST Rebate for First-Time Buyers: Big Savings on New Homes in Airdrie & Calgary

If you're a first-time home buyer, here is some exciting news: the federal government has officially rolled out a brand-new GST rebate that could save you up to $50,000 on the purchase of a new home. Yep, you read that right.

As of May 27, 2025, the Government of Canada introduced the First-Time Home Buyers’ GST Rebate (FTHB GST Rebate), designed to lower the upfront costs of homeownership and encourage new housing development across the country. You can read the full announcement here, but here’s a breakdown of what it means for you.

What’s the Deal?

If you’re buying a brand-new home and it’s your first time owning, you could be eligible for a 100% GST rebate on homes priced up to $1 million—that’s up to $50,000 in savings.

For homes priced between $1 million and $1.5 million, the rebate is gradually reduced. For example, a $1.25 million home could still qualify for a 50% rebate, or up to $25,000.

Homes priced at or above $1.5 million do not qualify for the rebate.

Do You Qualify?

To be eligible for the FTHB GST Rebate, you must:

  • Be a first-time homebuyer, meaning you (or your spouse or common-law partner) haven’t owned or lived in a home you owned during the current or previous four calendar years.

  • Be at least 18 years old.

  • Be a Canadian citizen or permanent resident.

  • Intend to use the home as your primary place of residence.

The rebate applies to:

  • New homes purchased from a builder, including those on leased land.

  • Owner-built homes, where you build or hire someone to build on land you own or lease.

  • Shares in a cooperative housing corporation (co-op housing).

Key Dates to Know

To qualify, the agreement of purchase and sale must be signed on or after May 27, 2025 and before 2031. Construction must begin before 2031 and be substantially completed before 2036.

It’s worth noting that the rebate can’t be claimed more than once per person or by someone whose spouse has already claimed it. Also, contracts signed before May 27, 2025 are not eligible, even if reassigned or altered.
